When you see the price of this large monumental mansion, you probably won’t believe your eyes. For less than €300,000 you can get a characteristic house of 250 square meters, near the center of Roosendaal. Admittedly, it’s a huge job, because everything has to be removed. But according to the real estate agent, anyone who seizes that opportunity can live in a unique palace for little money.
The house is ‘interestingly priced’ at 295,000 euros, according to the real estate agent. While in the rest of Roosendaal you easily pay 3,500 euros per square meter, for this house it is only 1,000 euros. “It is a large building with a lot of potential, but it requires a lot of work,” says real estate agent Erwin Schuurbiers. “That’s the crux.”
That is already clear from the street. Construction fences around the house reveal that a major renovation is inevitable. If you look further, you will see that absolutely everything needs to be addressed. From moldy walls and ceilings to a kitchen out of date. And the bathroom and toilet even look as if they have been plucked straight from a haunted house.


No abandoned house
However, the house on Boulevard Antverpia is still inhabited at the moment. By Mr Fortuin (78), an art collector who wants to live smaller. “He is a very sweet man with a lot of love for the property,” says the real estate agent. “But time has stood still in his house. Modernization has simply not happened anymore, which is something you often see in older people.”

Even the roof, the exterior facade and the joints need to be addressed. There is a danger that parts of the dormer window will fall down. That is also the reason why the construction fences were installed. “If there is a new owner, the municipality will require that it be renovated. Because safety comes first.”

How much money do you have to invest in this now?
You won’t be able to straighten all this out with a ton of savings. According to the broker, you will have to budget at least €300,000 to get everything in order. Moreover, it is a monumental building, which means it must remain in its current state.
According to the broker, this offers opportunities. “The moldings, the brickwork and the historic features are very special. If you mix that authentic style with modern, you really have something unique for six euros,” says Schuurbiers. “You’re not going to find something similar in that place with those square meters.”

House can be divided
The property has two house numbers, so it is even possible to divide the house into two or three houses. A ready-to-move-in home attracts more viewers, the real estate agent knows that too. “But despite the state, we have already had some serious viewers,” he says. “If you are willing to roll up your sleeves, this is a great opportunity.”
