The construction of a mega warehouse in the Maastricht district of Limmel seems to have been completed.

According to Maastricht alderman Gert-Jan Krabbendam, an architectural study shows that building homes for land owner Rien Leeijen is just as financially rewarding as building a mega warehouse.

The municipality commissioned that investigation, partly because the plan for the shed caused a lot of fuss in the neighborhood last summer.

Initially, it appeared that housing on the site was less lucrative, but that has now turned out not to be the case. An adapted housing plan, in which semi-detached houses make way for terraced houses, would offer a solution.

“We have looked at how many homes you have to or can add so that it still fits within the housing plan and can compete financially with the mega warehouse of Leeijen. The yield is therefore just as high as with the construction of a distribution hall,” explains Krabbendam. Later this month, talks will take place between the municipality and Leeijen. The aim of the municipality is to incorporate the adapted housing into a definitive plan.

The Limmel neighborhood network is relieved. “Nothing is final yet, but things are going in the right direction,” says neighborhood network chairman Chris Meys. “It increasingly seems that housing is being implemented. It is now important to capitalize on this plan as quickly as possible and to leave the warehouse behind us.”

Protest
Protests took place in the neighborhood last summer when it was leaked that the new landowner had submitted a permit application to the municipality for a mega warehouse. The neighborhood prefers to see houses on the empty site.

Following the protests and talks that Leeijen later had with the municipality, he already informed L1 in September that the mega warehouse would probably no longer be there.

Entrepreneur Rien Leeijen could not be reached for comment on the new plan for housing.
