According to Statista, the empirica real estate price index has risen from 100 to 202 points in the last ten years – so buying a house is becoming increasingly difficult to finance. The prices differ from region to region, the so-called real estate price maps provide an overview.

Immowelt is test winner

The German Institute for Service Quality (DISQ) examined various providers of such real estate price maps on behalf of the broadcaster ntv. According to its own statements, the DISQ carried out ten tests by trained test users as part of the investigation and analyzed the websites and the information they offer. The test winner was the offer from Immowelt. According to DISQ, the provider convinced with “extensive topic-specific and helpful general information”. Second place goes to Immoscout24 with the rating “satisfactory”, Scoperty (third place) and Homeday (fourth place) also received the same rating. The McMakler portal received the rating “sufficient” and is in fifth place. If you look at the partial results, however, they are sometimes significantly different from the overall result. In the user analysis, Immoscout24, Homeday and Scoperty even rank ahead of the test winner Immowelt, although this can catch up in the internet analysis.

How are the prices determined?

In short, the prices shown on the maps are estimates. According to DISQ, these estimated values ​​are a good starting point, as they take into account the location, size and age of the house, but also socio-demographic and socio-economic elements. However, the real estate price maps are not all equally meaningful, since providers often do not give the prices for individual apartments or houses, but only for entire blocks of flats. Often there is not even a differentiation between purchase and rental prices. Markus Hamer, Managing Director of DISQ, thinks that the price maps are definitely suitable as a first orientation. However, if you “want to have exact prices, you cannot avoid having a estate agents or commission experts,” says the DISQ press release.
