These are the 10 neighborhoods with the cheapest and most expensive rents in Barcelona

Rent an apartment in the Barcelona neighborhood of Meridian City costs a third as much as in the Three Towers. The increase throughout the Catalan capital is general, as this newspaper reports today, reaching an average of 1,123.5 euros per month, although with slight descents in some of the most humble neighborhoods, which accentuates the differences by area.

Thus, in the first, rents have fallen between April and June by an average of 14 euros compared to the first quarter of 2023, while in the most expensive neighborhood they have increased by a whopping 110 euros. The extremes of the city mark distances, while they are already 33 the neighborhoods with average prices for official contracts (as published by Incasòl based on the deposits deposited) over a thousand euros monthly.

This difference is based not only on the price per square meter, but also on the difference in sizes: the average in contracts signed in the upper area was 92 meters, compared to 61 in Nou Barris. In Barcelona as a whole, they were 74 square meters.

Which are the neighborhoods with the cheapest offer in Barcelona? As usual, they concentrate mainly on Nou Barris (13.40 euros per square meter) and Sant Andreu, although there are also some in Horta-Guinardó and Sant Martí. On this occasion, and in ascending order of price, Meridian City It is the most affordable at 593.4 euros per month. They follow him Bon Pastor at 601.4, Trinitat Nova at 662.3 euros, Trinitat Vella at 674.7 and outside of these the contracts escalate to more than 700 euros, after experiencing increases. In Roquetesuntil June were 728.7 euros, in Besòs-Maresme of 746.9, in the Carmel of 769 euros, in Verdum of 770, in the Turó de la Peira at 781.1 and in Sant Genís dels Agudells at 782.4 euros per month.

From the upper area to the center

On the contrary, the most expensive neighborhoods of the city continue to rise, also in the number of contracts (in general), which demonstrates the demand for this segment. In addition to the Three Towers (1,859.8 euros), three other neighborhoods of Sarrià-Sant Gervasi would be in the ‘top’ 10 prices (in order, Sant Gervasi-Galvany, Sant Gervasi-La Bonanova and Sarrià), with an average of 18.15 euros per square meter.

But in the rest of the city, to open the map, they stand out Pedralbes, in the Les Corts district, as the second most elite neighborhood to rent, at 1,730.4 euros (in the second quarter of the year). They follow the Dreta de l’Eixample (1,597.5), the Olympic Village (1,552.7), the Marina del Prat Vermell (which deserves a separate comment, at 1,463.3 euros), Diagonal Mar and the Maritime Front (1,400.6), the Antiga Esquerra de l’Eixample (1,340 euros), the Border (1,335.9), the Gothic (1,293.8), and Les Corts and Putxet (almost tied at 1,242.5 and two tenths more, respectively).

The cases of Marina del Prat Vermell, in the Zona Franca, and La Bordeta (both in Sants-Montjuïc) draw attention because they are neighborhoods that bring together a lot of promotion of new rental construction that pushes up their prices. However, the volume of signed contracts is low.

Significant declines

Apart from the rankings and despite the general trend of increasing prices, there are some decreases in a handful of neighborhoods. For example, in the Raval Rents fall by more than 4% to 905.3 euros due to insecurity problems in the area. They have also decreased in Diagonal Mar and Front Marítim, in La Verneda and La Pau (10%, until they remain at 991 euros), in Besòs-Maresme and in Sagrera (925.6).
