Patricio, how did the year start in terms of real estate sales operations?

January and February were very busy months. Many consultations and visits to properties, because we understand that whoever has the need to move is facing a much more important process than a vacation, for example, and gives priority to solving their need.

In the last note, you talked about marketing to sell a property. What can you tell us about it?

Each property is unique and in our real estate we put together a plan for every need. The marketing plan has to do with all the actions that we can carry out to sell that property in the proposed time.

What would those actions be?

They cover everything: we evaluate what are the strengths (advantages) that the property that we have to sell has over other properties that are being offered for sale, to highlight them in the writing of the advertisements. We also evaluate what are the weaknesses (negative points) that you may have. And of course there are actions that range from the legal to the commercial.

For example?

For each property that enters the sale, we request domain and inhibition reports at the time of registering it, and each seller authorizes us in writing to offer the property: what would seem obvious we do to make sure that the property is in good condition to be sold but also to give that peace of mind to the person who wants to buy. That is an action that has to do with the legal.

If we start talking about commercial actions, the list is endless, but let’s see the most common:

  1. Suggest to the owner how to present his house to make it look nice
  2. The photos and videos have to be taken by a professional photographer, the first impression must be a success.
  3. We also carry out a 360° Tour, which allows the interested party to see the entire house
  4. We make a plan, so that you have a clear idea of ​​the distribution
  5. We publish the notices clearly and prominently on the portals
  6. We work in collaboration with other professionals in the real estate sector, with colleagues, to be able to sell the property beforehand and that the client is favored
  7. Put a sign on the property if feasible
  8. Do actions in the neighborhood (flyer type) notifying the neighbors that there is a new house for sale. Many times the buyer is in the same neighborhood.
  9. Permanently advise the owner on how the marketing of his house is progressing.

Looks a lot like. I imagine it is a significant investment.

It is, that is why it is important to make sure that the price at which the house will go on sale is correct. In this way, we are talking about an investment rather than a cost. Investment that benefits the client, because all these actions make the house sell sooner, and selling sooner in a market that – unfortunately – continues to fall, is making money.
