Rotte molar Coevorden is pulled: impoverished disco makes way for housing

Local residents have been annoyed by it for years: the impoverished discotheque Smithy’s Palace on Stationsstraat. But the last days before the rotten tooth seem numbered.

Real estate developer Kroon from Borne plans to realize 21 apartments and single-family homes there. The company from Overijssel expects to be able to start demolition and new construction next year.

Kroon bought the location from demolition company Bork from Stuifzand in 2021. The sale also includes an adjacent house and the site of a now demolished garage. The devised building plan consists of 15 apartments (divided over three floors) on the side of the Stationsstraat and six single-family homes on the Paul Krugerstraat.

But initially there was a completely different, more extensive plan for this place in the offing, explains real estate development Rob Kersing van Kroon. “Our original idea was to build a residential care complex with 35 apartments.” The municipality of Coevorden indicated that it had difficulty with that number, after which Kroon went back to the drawing board. “The municipality pointed out the great need for regular homes and that is how the current building plan came about.”

The demolition and new construction will take some time. According to Kroon, all necessary procedures will first be completed. “A zoning plan change is necessary. At the same time we are also applying for the environmental permit. We will soon be a year further.”
