The residents of the Arie Koperflat in Zandvoort are concerned about their safety. They fear fire due to a short circuit now that water is flowing into the meter cupboard in one of the apartments. “If the fire brigade knows this, the place will be evacuated immediately,” says Jan van Rhijn. He lives in the flat and represents the interests of the residents.

Van Rhijn thinks that Pré Wonen, owner of the apartment complex in the Flemingstraat dating from 1996, should take action quickly. Otherwise accidents will happen. “It is a given that water and electricity form a dangerous combination. So, Pré Wonen: send an emergency team and solve it.”

Maintenance specialists have visited, but they have not discovered the cause, let alone that measures have been taken. Van Rhijn: “One says that the leak is due to the sewer, the other says that something is wrong with the water drainage in the concrete floor. No one knows, but nothing is being done to discover it. .”

Pré Wonen: “We will solve the problem with the meter cupboard”

A spokesperson for Pré Wonen responds to the problems in the Arie Koperflat as follows:

“We are aware of the water dripping into the meter box. As soon as the leak at the upstairs neighbor has been resolved, the problem in the meter box has also been solved. To make the situation safe until then, the electrical box has been taped so that no water can get in. Tomorrow morning the plumber will come to fix the leak.”

“It is true that we will be carrying out major maintenance on this complex in two years’ time. This does not mean that we will not do anything until then. We tackle acute problems (such as the leak). Because the cause of the leak is difficult to determine in this case Unfortunately, we could not solve this immediately. Our supervisor is in close contact with the resident and informs him about this.”

“An architectural investigation was also recently carried out by the BAC (Building Advisory Centre), which the resident was also present at. This investigation focused on the outside of the building. This included looking at the boxes. Based on this research, we determine what we will do next.”

Van Rhijn believes that things are moving much too slowly. “A team would come to inspect the pipes. I thought: they will come immediately. Well, forget it. It will take weeks. You just can’t get through. Communication is bad. If you have complaints, the only thing is what you hear is that they are not intervening now because major maintenance is planned for 2025. Well, we’re happy with that. It really can’t go on like this any longer.”

In his own apartment, Van Rhijn shows what damp has done to his home. He lifts some carpet tiles and draws attention to the mold. “Very annoying,” he says, “especially when you know that the insurance only reimburses a third of the cost.”

He is more concerned about the water seeping into the house of neighbor Ger Pol. There is a bucket in the meter cupboard that collects the water, the electricity is provisionally covered with a garbage bag. “This man does what he can,” says Van Rhijn, “but it is of course not enough.” Pol himself does not feel safe. “I don’t sleep well at night. I keep thinking: it won’t catch fire, will it?”

Young people

Pol belongs to the older category in the flat, many residents are between 80 and 85 years old. But there are also people with young children, such as Petra Jansen, who are just as worried. “Our storage room is all moldy,” she says. “The lighting is also affected. I might have to screw in a new bulb, but with all that water I don’t dare. Yes, the flat has been run down lately.”
