Live.Since the energy crisis and the renovation obligation, which came into effect at the beginning of this year, prospective buyers want more than ever to know the total financial picture of the property they have in mind. But it is not easy to know how much budget to allocate for all interventions. Dewaele Vastgoedgroep is therefore launching a free renovation tool that calculates the costs. “The fact that a large bank such as KBC accepts this to grant a renovation loan underlines the reliability,” it sounds.

It used to seem that nothing was more important than location when pricing a house, but today energy performance is at least as important. Especially since the renovation obligation, which states that a buyer of a non-energy-efficient home must renovate it within five years to at least energy label D.

“We notice that many customers do not know what this means concretely. What will that cost? Is it sufficient if I insulate the roof within five years? Or does the floor suddenly have to be broken out and insulated? And is there still a budget to freshen up the bathroom”, Sofie Spriet of Dewaele Vastgoedgroep expresses the concerns. “To provide a clear answer to all these questions, we developed a renovation tool. Based on all available data of a house or apartment, it examines which interventions are required to comply with the renovation obligation and what costs are involved.”

The simulation also takes the finish into account. A wooden parquet floor has a different price tag than a vinyl floor, so the buyer can also tailor his renovation to his budget. Even general embellishment works are included, because that is still where most of the money goes. Of the renovation budget, which averages 29,000 euros, 40% is usually spent on energy measures.

The energy performance certificate, which the seller has been obliged to submit for some time, does contain recommendations with work to be carried out and the associated price indications, but according to Dewaele these are a bit too cautious and have too wide a margin. “Our amounts are more to-the-point and in line with the market. The best proof is that our calculation is accepted by a large bank such as KBC when applying for a renovation loan, also because we provide extensive specifications.”

The new service is also free. The intention is to let Dewaele’s customers get to work with it themselves later this year.
