Plans for Ter Borch business park recreation center too expensive, developer must go back to the drawing board

Project developer Four-D must terminate the purchase contract for 21,500 square meters of land on the business park near Ter Borch. Due to increased construction costs, the current plans for a recreation center have become unfeasible.

The mayor and aldermen of Tynaarlo wrote this in a letter to the municipal council. Project developer Four-D from Eindhoven bought the plot on the Ter Borch business park from the municipality in 2020. The company wants to build a large sports and recreation center there. The date on which the land would be transferred has already been postponed several times, including due to the consequences of the corona crisis for the catering industry. So now Four-D has to do it for the time being cancel the purchase.

Alternative plans

This means that on paper the land is available again to other parties, although there is a good chance that the recreation center will still be built, says Paul Evers of Four-D. “We are now confronted with price increases that make the current plans unfeasible. At this time it is simply too expensive, we have to think about that.”

Evers is in discussions with the municipality of Tynaarlo to discuss plans for a leisure centre – with catering, entertainment and hotel rooms – to continue in an adapted form. “In fact, with the arrival of Holland Casino in Eelderwolde, we see more opportunities to make the plans a success.”

Ambition remains

Evers does not yet want to say what changes will be made to the plans for the recreation center. He does confirm that discussions are underway with potential tenants and operators to quickly shape an alternative project. “We are not in favor of giving up. You should view the termination of the purchase contract as a formal step. The ambition remains, and I am sure that we will succeed in bringing this plan to Tynaarlo.”

Because the zoning plans are already in place, Four-D does not expect any major delays. “We still want to start construction in 2024. We were just a little too early.”
