No retail space, but apartments at the new sports hall Emmer-Compascuum

No retail space will be made available during the construction of the new sports hall in Emmer-Compascuum. Instead, the focus is on new housing. The intention is to realize 21 apartments on the Hoofdkanaal, which will be built against the new sports hall. That says Gerrit Hospers, director of Jansman Bouw from Luttenberg.

The project developer is working on the project together with his colleague Peter van Dijk from Emmen. According to Hospers, the original idea was to create retail space with a layer of housing above it, but this was abandoned. “That choice was partly prompted by the question of whether it would be possible to fill the retail space, since there is vacancy in the vicinity. As it stands now, we are going for 21 apartments.”

Council of State

There is no definitive plan yet. As a result, it is not yet known whether it concerns owner-occupied or rental properties, or a mix of both options. “We expect to be able to provide more clarity about this in four to six weeks. Residents will be informed about this,” explains Hospers.

At the same time, there is still a case at the Council of State concerning the sports hall. This was driven in January by Geert Zwiers from Emmer-Compascuum and Willem Bijl from Roswinkel. The two saw more benefit in homes than shops, since there is a greater need for them. No verdict has yet been given in this case, which is scheduled for Wednesday. Hospers does not want to anticipate that yet. “We think it’s best to wait and see.”

The Klabbe

Jansman Bouw has now started the first construction site preparations. According to Hospers, the actual construction on the former location of the Abeln cinema is not long in coming. Delivery will take place before the summer of 2023. The new sports hall will replace the outdated De Klabbe, which dates from 1973. More than a year ago, the Emmer city council gave permission for the new construction plan, which involves a total amount of almost six million.

The new sports hall in Emmer-Compascuum will be a modern sports facility with a fixed side stand and a canteen. The surrounding area is up for grabs. Among other things, there will be more greenery in the village center, as well as extra parking options. The Oosterdiep and the Hoofdkanaal will also be made wider in three places. This allows boats to turn better and there will be more mooring places.
