Nieuw-Buinen is growing beyond its capacity, because a new district is being added. Behind the Multifunctional Accommodation (MFA), space is being made for the construction of 74 homes. In addition, 13 homes will be built on Linneauslaan.
The district behind the MFA will be named ‘Oosterwijk’, coined by a resident of Nieuw-Buinen. The plan provides space for homes in different types, sizes and price ranges. There is room for social rental homes, lifelong homes, starter homes and free construction.
The terraced houses are suitable for starters, the houses fall in the affordable price range. Councilor Henk Zwiep hopes to get the starter homes for less than 250,000 euros on the market.
Nationally, 390,000 euros is seen as the limit for affordable new-build homes, but Zwiep adheres to the standard of 355,000 euros. Furthermore, the municipality has no control over affordability itself, according to Zwiep. He can change the land price, but the construction costs or mortgage interest are beyond his control.
There is one concern that the council is facing. This is the nearby tennis court, which can cause noise and light pollution. Relocating the tennis court was not yet within the options, but this may be different in a number of years.
However, a number of solutions have been devised for the problems, which should counteract the nuisance. For example, installing a noise barrier near the tennis courts will ensure that the noise is dampened. This solution meets the conditions of the noise study and will eliminate the nuisance. As far as light pollution is concerned, replacing the existing lamps with new LED lighting is the only suitable solution.
The lots will be allocated to the buyer around the end of September this year. Construction of the homes will also begin at that time.
