Mortgage guarantee less and less popular | Money

This is apparent from an overview published by the NHG foundation for the fourth quarter of 2021. The foundation issued 27% fewer guarantees for the purchase of a home compared to the fourth quarter of 2020.

The main reason that people buy without an NHG is that homes are too expensive for it. In 2021, only houses up to €325,000 were eligible for the scheme, or €376,000, if energy-saving measures are co-financed.

But also in the segment that can still be covered by the warranty, the share of buyers who take out it is declining. This is partly due to investors who buy up cheap homes, but who do not qualify for NHG. But starters also more often opt for a mortgage without NHG. They do not feel like the strict conditions of the NHG. For example, you cannot take out an NHG if you opt for an interest-only mortgage.

The NHG intervenes if a homeowner can no longer pay his mortgage with that guarantee. For example, in the event of a forced sale, NHG guarantees that mortgage lenders will receive their money back if the home yields less than the mortgage debt. This also often depresses the mortgage rate, because the bank runs less risk.

Fewer and fewer homeowners have to rely on the NHG. House prices are rising so fast that selling with a residual debt almost never occurs again.
