Lefier has plans for a six-storey flat in Emmerhout

Housing corporation Lefier is working on a plan to build a new apartment building at Het Waal in Emmerhout. The building will have six floors and 20 apartments. Towards the end of the year, the management will give a final blow to the plan.

The building will be located on a piece of undeveloped land, near the Houtweg. The complex will have the same appearance as the three flats that were built there by Lefier in 2006.

“Where we first had to deal with shrinkage, we now observe a slight growth in population. Hence this initiative,” says manager Nienke Louwdijk. According to her colleague Bram Heeres, the construction falls within the applicable zoning plan and consultations have already taken place with the municipality.

A decision has yet to be made whether the homes will be offered as social housing or as mid-term rental. The latter category concerns a slightly higher income group. Louwdijk: “The idea is that we can offer this group the opportunity to move on.”

Another point of attention is the ever increasing construction costs. They may still have an influence, says Heeres. “But I assume that we can continue.” Construction can start after the summer of 2023 at the earliest.

Lefier expects to start building three apartment complexes with 69 apartments on the Meridian in Klazienaveen next spring. A number of outdated residential complexes have since been demolished. The first shovel will go into the ground next spring.

Lefier will continue to invest 35 million euros annually until 2032 in making a total of 2500 homes in the municipality of Emmen more sustainable. The homes with the lowest energy labels (E, F or G) must be raised to label A.

According to Louwdijk and Heeres, these are homes that are spread throughout the entire municipality. “The distribution is about 60 percent in the villages and 40 percent in Emmen itself.” Sustainability is a necessary step, according to Louwijk. “Without an approach, these homes should no longer be rented out after 2030.”

Lefier has already made a start in the Emmermeer district and the village of Erica. The Vissershoek flat along the Oude Meerdijk in Angelslo is also being renovated. Residents do not feel this and future interventions in the wallet, according to the board. There will be no rent increase, unless agreements have already been made about this in the past.
