Dudley, Eunice and Franklyn: The three storms that hit the country in February left their mark. The Emmer Hondsrugtoren, with 65 meters the highest residential complex in Drenthe, did not come out unscathed either. Some owner-occupied apartments in the upper part of the tower have damp spots and leakage.
The floor of the entrance hall was flooded twice during the storms. An investigation is currently underway. It must be made clear whether there are also errors in the roof construction above the entrance hall.
The Owners’ Association (VvE) confirms the problems and the ongoing investigation. They also contacted main contractor Akor and property manager Pandgarant.
Dissolve
Aftercare coordinator Richard Lenselink of Akor says he is aware of the moisture problems in two apartments. “It’s about moisture penetration and leaks at balconies.” In one of the two apartments there was a leakage at the balcony after decking was placed. “That is through no fault of our own. Of course we want to solve these problems, but that is not possible on a warranty basis.”
Otherwise, Akor is repairing the damage. “We have already made some attempts, but have not yet succeeded in solving the case, he said.
Human size
Lenselink says it has not received a report about the flooding in the entrance hall. “It is up to Pandgarant to report to us, but that did not happen in this case.” Lenselink understands that another contractor has been engaged by Pandgarant. “I don’t understand how this is possible. They have to be with us first. Otherwise the warranty is at risk.”
Is that normal for a brand new residential tower that runs into such problems just a year after completion? Lenselink points to the human dimension. “If a car just rolls off the belt, there can also be something wrong with it. It is and remains human work. A leakage can occur once. That is why we also offer guarantees.”
Still a message
As for the repair of the hall, he refers to Pandgarant. According to director Sake Tel of Pandgarant, there is indeed no line to Akor yet. “There were problems with the door closure. We asked a contractor to conduct an investigation. We were also aware of the leakage in the entrance hall. From an efficiency point of view, we asked to include this in the investigation.”
If the results show that it concerns construction matters or delivery points, Akor will still be notified, according to Tel. Pandgarant expects the results in the short term.
Rent and buy
The Hondsrugtoren, on the corner of Weerdingerstraat and Hondsrugweg, was completed about a year ago. The complex, an initiative of project developer Peter van Dijk, consists of 49 homes, spread over 17 layers. The first seven floors (28 homes) are social rented and let by Lefier. The upper part consists of owner-occupied houses.
