How to give more value to your home to sell it?

Selling a house has many parallels with how we present ourselves to people. For example, if we have to go to an important event, we dress according to the occasion, if we are invited to a party, we wear our best clothes. Also, let’s think about when we meet a person, the first impression is the most important. The same thing happens when we visit a property.

If we have our house for sale, we have to “dress it in its best clothes” so that it makes a good first impression. And for this there is “Home Staging”, which is a discipline that seeks to prepare the property to make it more attractive to potential buyers and so that it can be sold faster and at a better price.

What we will try is to minimize the property’s weak points (making easy repairs, without hiding any defects) and turn the home into a neutral and welcoming place in which most visitors feel comfortable. Thinking about the buyer making these small arrangements is not a good idea, because the only thing we will achieve is that the interested party makes a discount on the offer in dollars, and our objective is to defend the price of the property.

So, I’m going to share tips with you to increase the probability of a sale at a better price.

  • Minor repairs: We can fix faucets that leak, drawers that don’t slide, doors that don’t close properly, blinds that don’t go up, gas stoves that have darkened the paint on them, lights that don’t work, and clean a bathroom ceiling that has mold due to condensation.
  • Lighting improvements: The rooms have to be well lit as this makes them look larger. Each lamp holder must have its respective lamp. There can’t be even a burned out bulb.
  • Order: The property has to be perfectly organized, this will give the impression that the house was cared for and well maintained, and will help the interested party imagine what their future home may look like. The closets have to be well organized so that the doors slide easily and that when you open them, clothes do not fall out.
  • Facilitate internal circulation: Free the rooms from furniture that could hinder passage, so that you can move through the rooms without problem.
  • Depersonalization: It is important to harmonize the decoration, we want those interested to imagine themselves living in the property, for this the decoration must be neutral. We recommend taking photos, pennants, objects that refer to family activities, such as soccer teams, political issues, collections, etc.
  • Deep cleaning: The house has to be impeccable, especially in the kitchen and bathrooms, which are the areas where visitors will pay the most attention.
  • Odor control: It is important that the house is well ventilated, with a fresh aroma. We have to avoid unpleasant odors. It is also not advisable to abuse room deodorants, as they can be too strong for some visitors. It is advisable to use natural aromas, such as citrus or coffee.

In short, applying these tips will make the home sell faster and at a better price, since we will have fewer objections from visitors and we will prevent them from wanting to lower the price when making an offer.
