The price of a house per square meter in Amsterdam has fallen by 5 percent compared to the previous quarter. In the third quarter of the year, this involved an amount of 7,645 euros per square meter.
The Makelaars Vereniging Amsterdam (MVA) says that more homes are being offered at the same time. “Despite the many uncertainties in the market, there is only a slight decrease in the number of transactions and transaction prices.”
In all Amsterdam city districts, the median house price sold per square meter was lower than in the previous quarter. The decrease varies between 1.7 percent in Southeast (square meter price 4,684 euros) to 6.6 percent in South (square meter price 8,639 euros).
Most houses sold
Most houses were sold in South. There were 404. Then West followed with 387 homes and East with 342 homes. The fewest houses were sold in Zuidoost: there were 64.
On average, homes were on the market for 28 days in the third quarter. This is a four-day increase from both the second and first quarters of this year.
According to the MVA, the price decrease has only occurred for apartments. The median square meter price of all other housing types did rise last quarter, varying between the 1.2 percent (corner house) and 15.1 percent (detached). Incidentally, 83 percent of the Amsterdam housing stock consists of apartments.
Asking price lower
Homes were also offered for slightly less money. The median asking price of a home fell by 4.4 percent in the past quarter from 662,000 euros to 626,000 euros.
Although more homes were offered, fewer were sold. There were 1,778 homes in the entire city. That is a decrease of 10 percent compared to a quarter earlier and also compared to a year ago.
Of the total number of homes sold, 79 percent were sold above the asking price. A quarter earlier, that percentage was still 90 percent.

Jerry Wijnen, chairman of the MVA, says that the number of viewers is decreasing during viewings. According to him, there are still enough. “This is partly due to the fact that the municipality of Amsterdam has a great attraction for international buyers. Our members indicate that it is important to set the right asking price in combination with a good home presentation.”
He calls the housing market in the city still unhealthy, because the demand is many times greater than the supply. “For the starter, our capital is still unreachable without help. We express the hope that the new Alderman for Living will give extra throttle to the complicated housing file.”
