Houses became slightly cheaper at the end of 2021, but still a lot more expensive in a whole year than in 2020 | Money

The median price for a closed or semi-detached buildings in Flanders dropped from 273,000 euros to 265,000 euros. Over the whole of 2021, this type of housing was still 16,000 euros or 6.5 percent more expensive. Also a open buildings was slightly cheaper in Flanders (375,000 euros) at the end of 2020 than in the summer months (380,000 euros). But the median price over a whole year was still 21,000 euros higher or 6 percent more than in 2020.

Apartments didn’t get cheaper in the fourth quarter. The median price of an apartment in Flanders last year was 220,000 euros, 10,000 euros or 4.7 percent more.

House prices rose faster than in 2020 last year, while apartment prices slowed down.

The Brussels region is still quite a bit more expensive than Flanders, with a median price of 455,000 euros for a terraced house (+4.6 percent) and 1,150,000 euros for a house in an detached building (+19.8 percent). Wallonia, on the other hand, is considerably cheaper: a closed or semi-detached building costs only 165,000 euros (median), and an detached building costs 273,000 euros.

The most expensive municipality in Flanders remains the coastal municipality of Knokke-Heist, for the second year in a row. The median price was 777,500 euros, or more than 100,000 euros more than in 2020. In Sint-Martens-Latem in East Flanders, the median price was 648,500 euros last year, good for regaining second place. The top three is completed by Kraainem in the Brussels periphery (581,601 euros).

The cheapest municipalities in Flanders are located in West Flanders: Mesen (152,500 euros), Vleteren (163,000 euros) and Menen (166,000 euros). However, the number of transactions in the first two municipalities remained limited.
