House prices of houses built before 1930 fell disproportionately in the last quarter of last year compared to houses built after the 1930s. The energy label may play a role in this, according to an analysis by Kadasterdata.nl. For example, the average house price of old homes was 34 percent higher with a more efficient energy label.

Prices of homes before 1930 fell by six percent in the last three months of 2022. The price of houses built between 1961 and 1971 also fell sharply (3.6 percent). The main explanation for this is the limited energy efficiency of those houses, thinks Kadasterdata.nl. Between the years of construction 1880 and 1928, the average square meter price for homes with energy label G is on average a quarter lower than with label F or more economical.
