As part of the development of Dublin’s new Clerys Quarter, a mixed-use development in the heart of the city, luxury retailer Flannels and fast fashion giant H&M plan to open flagship stores there before the end of the year.
Frasers Group, which owns Flannels, will open its first Flannels flagship store outside the UK in the Clerys Quarter. Covering 30,000 square meters, leased for 15 years, the new location will feature some of the most in-demand luxury fashion brands.
H&M has chosen Clerys as the location for its largest city center store, which will also be around 30,000 square meters and will house the full range of brands.
“The refurbishment of the former Clerys department store will transform this area into one of Dublin’s premier destinations and is a fantastic case study for the future of purely retail redevelopment,” commented Jason Oram, partner and fund manager at property manager Europa Capital.
“The leasing of two anchor stores to high profile brands demonstrates the strength of the location in the heart of Dublin and the attractiveness of the Clerys Quarter as a mixed-use development. Encouragingly, there have been signs of a recovery in the rental market since the pandemic began and we are confident that the Clerys Quarter’s location and fantastic transport links will result in strong demand from more retailers, F&B users and corporates alike,” added Oram .
In addition to H&M and Flannels, the completed Clerys Quarter redevelopment will also include approximately 90,000 square meters of office space, a new four-star hotel with 213 beds and a panoramic rooftop restaurant that will house PressUp Group’s newest eatery. The owners plan to launch six new dining options immediately, including the newly refurbished tea rooms.
The refurbishment focuses on the building’s historic features, including the columned facade, internal staircases, columns and ceilings, and the famous refurbished Clerys clock.
In addition, the Clerys Quarter is targeting LEED Gold and WiredScore Platinum certification and is expected to create approximately 400 new jobs upon completion, in addition to the 750 jobs that will be created during construction.
