The villa ensemble of Bushido (43) and Arafat Abou-Chaker (46) in Kleinmachnow was foreclosed on Wednesday in Potsdam. There was a big surprise!
Potsdam district court, room 215 – the largest in the building.
At 9.30 a.m. Arafat Abou-Chaker arrives with twelve family members, including his brother Yasser. “No videos!” Arafat yells down the stairwell when he sees the journalists. He and his lawyers take a seat on the right in front of the judges’ bench. The clan members spread out in the hall.
His opponent Bushido is brought 15 minutes later by masked LKA bodyguards in two black limousines to the side entrance of the court. He was the last to enter the hall at 10.09 a.m., sitting on the left in front of the judges’ table. Face to face with Arafat.
At 10:10 a.m., magistrate Silke Tischbein opens the proceedings. First, she describes the auction item: a park-like 16,600-square-meter plot of land in the posh Berlin suburb of Kleinmachnow, the richest community in Brandenburg. Then three luxury villas. Two inhabit clan boss Arafat and his brother Yasser Abou-Chaker. The third is empty. It belongs to Bushido.
Also in the auction package: a piece of forest and an underground wellness temple in the garden with several pools.
The market value is 14.8 million euros. The proceeds go 50:50 to Arafat and Bushido, who wants to emigrate to Dubai with his wife and 7 children. The Abou-Chakers want to stay in Kleinmachnow. To do this, they have to bid on Bushido’s share today – otherwise they will be evicted by the new owner.
Court clerk Tischbein: “It’s about three properties with market values of 243,000, 11,700,000 and 2,860,000 euros. Arafat Abou-Chaker and Bushido (Anis Ferchichi) are registered as owners.”
All three plots can only be offered together. The lowest bid is calculated as follows: 1.3 million mortgages. And EUR 1.2 million, plus one-off consideration of 5% and 18% to the Volksbank EUR 1.38 million.
2,580,000 minimum bid including all confiscated items, 6.5% land transfer tax and 1,480,300 security deposit for bidders.
Makes 7.4 million euros – if the highest bid remains below this, the bid is to be refused.
Waiting for the first bid
At 10.29 a.m. Opening of the bids! But it happens… nothing!
Abou-Chaker’s lawyer lists various things, another legal dispute is likely in the event of a sale.
The tension is rising, who bids? Abou-Chaker consults with his lawyers, Bushido sits quietly next to his.
At 10.45 a.m. still no bid…
At 10:50 a.m., a lawyer from Abou-Chaker presents a note.
Tischbein checks: We have a first bid from Mohamed A. (b. 2001), sitting next to Arafat, of 7,401,500.
Then there is ambiguity about the exact amount. An offer must be received by 11 a.m. …
At 10:57 a.m. it says: 7.4 million euros for the 1st, 2nd, 3rd – no higher bids. The auction is ended by Tischbein.
Tischbein lists the parcels – and then announces: “Ahmed Abou-Chaker, born May 28, 2001 in Oer-Erkenschwick, has been awarded the contract for 7,401,500 euros.”
He is Arafat’s son…
Means: Bushido gets half for his villa – a good 3.7 million euros. And the Abou-Chakers don’t have to pack moving boxes.
