Canning/San Vicente corridor, a green corridor that does not stop growing- By Melani Fernández

The history of Canning begins in 1911, when in the middle of the rural lands the inauguration of a railway station and the arrival of the same are celebrated, to transport products. Until then, Canning was a set of lands dedicated to livestock and agriculture.

The first milestone that marked Canning’s destiny was the acquisition of a property in 1932 by a group of friends looking for a place to spend their weekends. There the first ideas of a pioneering and exclusive project would be gestated.

Said project was the “Mi Refugio” gated community, a place designed for weekend homes that would have perimeter security, entry and exit surveillance, amenities such as tennis, golf, and polo courts, green spaces, a swimming pool, and much more. That project was inaugurated in 1963 and was so successful that in the following two decades neighborhoods were projected with the same objective: to offer families a protected and comfortable space to build their weekend home. This is how neighborhoods such as El Venado, El Venado II, Los Rosales and El Sosiego were born.

The story took a turn when in 1996 a new project called Saint Thomas emerged, on 360 hectares, for permanent housing. It was then that Canning ceased to be a space for weekend homes, to become a city.

Families began to take an interest in this new green corridor that offered a safe and peaceful environment to live. In 2006 it became more attractive with the inauguration of the “PLAZA CANNING” Promenade with its unique architecture that evokes a little piece of Italy a few km from the Federal Capital. From that moment on, the development of this city was unstoppable: Shopping Las Toscas was added, with commercial and entertainment venues; Amaneceres Office was inaugurated in 2010, to provide a work space for families that were already living in the area or those who wanted to add their work space to this corridor in full expansion; and various neighborhoods were added, each one with distinctive characteristics thinking of comfort for families, such as Terralagos with a beach with artificial crystalline water that is unique in Argentina.

This corridor became an attractive proposal for investors who saw the revaluation of their money thanks to the dynamism and the new proposals that continue to be added. According to a report from the Real Estate Report portal, the average value per square meter in Canning went from $400 in 2010 to $900 in 2019, representing an increase of 125%. Furthermore, according to the same report, Canning is one of the most in-demand and least-supplied brokers on the market.
