Barcelona begins the construction of 238 public housing units in Glòries

  • It is the largest ongoing promotion of the city council and will have 125 apartments for rent and 113 for sale for a period of 75 years

Barcelona announced this Thursday the start of its largest public housing development. It will be erected on the site of Illa Glòries, delimited by Gran Via, Plaça de las Glòries and Carrer de los Encants Vells, and will add 238 homes spread over four blocks that will have the same purpose with two different formats. Of the total, 125 homes will be allocated to affordable rental, with an expected price that is somewhere between social housing and market housing.

Another 113 flats will complete the group and, where appropriate, another formula will be activated, the sale of the surface right: the new owner acquires the right to reside in the home for 75 years, with the impossibility of doing business with it. After that period, the consistory returns to dispose of the house.

Three types of houses

A block will house 51 homes in two bodies of six and seven floors; another, 60, in two bodies of seven and four floors; 67 more in two bodies of nine and eleven floors, and the remaining 60, in a body of eleven floors. Of the 238 homes, 128 will have three bedrooms; 97, of two, and 13 of one. Eleven floors will be adapted for people with reduced mobility.

The promotion of Municipal Institute of Housing and Rehabilitation of Barcelona (IMHAB)), which if the forecast is fulfilled will be completed in 30 months, will involve a municipal investment of 44 million euros and the forecast is that more than 800 people will end up living in it. The architectural project has the coordination of Certain Study, which is responsible for one of the blocks. The other three are in charge, respectively, of the joint venture formed by Haz Arquitectes SLP, Bayona Valero Arquitectes Associats SLP, Cantallops Vicente Arquitectes and Ensenyat Tarrida Arquitectes SLP; the joint venture formed by Pau Vidal and Estudio Vivas Arquitectes SCP, and SV60 Arquitectos.

The works square

The council emphasizes that the site is located in one of the locations where more public housing has been built lately, with a total of 500 new homes with some type of protection. And it is undeniable that Plaça de les Glòries has been undergoing all kinds of public works for years, in some cases more successful and in others less so. The financing of the project, emphasizes the city council, comes from credits from the European Investment Bank and the Bank of the Council of Europe. Anna Llonch, from Cierto Estudio, explained the project: “It is a very particular, privileged location, close to the Cerdà plot and 22@, a transition space between them, and next to the new Glòries park”.

The cost

The approximate cost of social rent is less than five euros per square meter per month; the affordable one, between seven and eight euros per square meter, and the market price is 15 euros per square meter. The sale price of the surface right will be 2,300 euros per square meter, when the average between new and second-hand market housing is 3,400 euros.
