Assen makes calculation error with new apartment complex Acmesa site

The municipality of Assen has made a calculation error with the planned height of a new apartment complex on the former Acmesa site. This is evident from a letter from the college of mayor and aldermen.

The former Acmesa site is located in the Oranjebuurt and on both sides of the Prins Hendrikstraat. The intention is that there will be a maximum of 36 owner-occupied homes and 77 social rental apartments. These rental homes will be located in a residential tower on the corner of Rolderstraat and Hendrik de Ruiterstraat and in an apartment building on the corner of Rolderstraat and Prins Hendrikstraat.

The calculation error concerns the last apartment building. During the inspection, a number of residents asked questions about the building height of the apartment building on the corner of Rolderstraat – Prins Hendrikstaart. The sixteen meters have been communicated to the residents. But the plan states a gutter height of 16.5 meters and a ridge height – the top of the roof – of 20 meters.

And because one street is higher than the other, the actual height of the gutter will eventually be 18.5 meters and that of the ridge at 22 meters.

Together with the development partners, the municipality has investigated whether the height can be reduced. The letter from the municipal council shows that this is only possible if there are fewer or fewer apartments, concessions are made to the stricter insulation requirements for the building or by austerity of other sustainability measures. The parties involved are just not open to this.

Another option is to omit a gable roof. These are two sloping roof parts with a 3.5 meter high ridge on part of the five storeys. That is also not a desirable solution, according to the college. “The roof is a requirement from the image quality plan, not to make it look like a flat box. In addition, Actium, the housing cooperative, needs the roof for technical installations.”

“We attach importance to clarity towards local residents. They will be informed of this story by letter. In addition, there will be an information meeting on 9 May to provide an explanation. We will include any reactions to the building height in our council proposal to your council to determine the zoning plan,” the letter concludes.

The city council hopes to adopt the zoning plan before the summer recess. Then it must become clear about the final height of the apartment building.
