Affordable new construction: here in Zoetermeer more homes are being built for lower prices

You may have already seen it: the new Ikaros project in Zoetermeer. Luxury, sustainability and freedom come together in this new-build project. The first homes have already been sold, but the helm is being changed: there will be more homes that will cost less! You will learn all about it during the sales event on Wednesday, February 8.

Petra Huisman is a real estate agent at Holland Huis and explains: “There are changes in the housing market and there is a shortage of homes. That is why the new building plan has been adapted to these developments.” In the original plan, 46 homes were built, one of which was 65 square meters in size and the remaining homes were 80 square meters or larger. That is no longer the case: several homes are now being built of 62 square meters, 72 square meters and so on up to 172 square meters.

Ample

That is more than enough to enjoy living in Zoetermeer! In total there will be 54 homes in the Ikaros project. Most homes that have already been sold are being built according to the original plan. The south side of the new residential tower is now divided differently. That does not mean that the promises of the new-build homes will be compromised. Petra: “The luxury and low energy costs remain. There are also single-storey houses, spacious living rooms with lots of light and spacious outdoor space and parking facilities.”

Low energy bill

Of course, the location also remains unchanged and sustainability is still an important point. With good materials and the latest techniques it becomes pleasant live in Ikaros. Cooling and heating is done with a heat pump. Petra says enthusiastically: “With a heat and cold storage (ATES) system, heat stored in the ground is used for heating in the winter, and cold for cooling in the summer. The great thing is that with such a system you do not emit any CO2 and you do not use fossil fuels. So it is very energy efficient!”

Kees Hogewoning is a project developer and explains how it works at Ikaros: “We use 48 soil sources around the building. These are bundled and connected to the heat pump via the cellar. From the heat pump, heat and cold enter the floors of the houses via pipes. This can be set per room in an apartment. So you don’t need air conditioning or radiators!”

Energy label A++ or A+++

The air in the apartments is refreshed with a collective ventilation system. The heat pump and the ventilation system, but also the elevators and lighting of the common areas, use energy generated by solar panels. The solar panels will be placed on the roof of the building and on the pergolas above the parking spaces.

Since 2022, new construction must meet the requirements for BENG: Almost Energy Neutral Buildings. The Ikaros apartments do that too. The apartments have an energy label A++ or A+++. That is quite energy efficient! On average, a household with an apartment of one hundred square meters at Ikaros would spend about 120 euros per month on energy costs based on normal use.
