Administration of consortium funds:

The necessary funds will be managed according to emergencies and the deliberations of assemblies in order to maintain the common parts of the consortium in a good state of conservation.

A weekly monitoring of the buildings is carried out, visiting personally and interacting by telephone with the staff as often as necessary and required by both.

The administration provides the consortium with the knowledge and experience acquired, if they deem it appropriate, in different areas, as a way of taking advantage of the improvement of processes.

Settlement and collection of expenses:

Expense settlements are made at the end of the month, in which the expenses incurred in the past month are specified. They may contain some concept of provision for future expenses if the punctual management deems it appropriate. Each owner receives a clear detail containing the distribution of expenses, the list of delinquent owners and the financial status of the consortium.

The work also includes everything related to the salary of the building staff, its control, settlements of social security charges, forms and/or affidavits.

Repairs:

The administration exchanges requests for budgets to various companies providing services of plumbing, gas, cleaning and disinfection of drinking water tanks, certification of boilers and hot water tanks, elevator maintenance, pest control, health and safety advice.

In critical areas it has 24 hour urgent care.

Others are taken into consideration suppliers proposed by consortium members.

Digital administrative management platform:

We provide a digital platform that allows the joint venturer to receive the settlement of expenses, a payment slip, which makes it possible to generate a username and password to report payments to the administration, receive communications of interest, make claims or suggestions, and, in the case of buildings with amenities, manage the use of common spaces (sum, pool, gym and others).
