Real estate prices depend on many factors – including the time of year. But when is the best time to sell?
Spring and summer are particularly suitable for sales
In the real estate market and especially when selling houses, a number of factors play a major role and influence prices. As the Munich Merkur reports, the time of year plays a role and is underestimated by many. According to experts cited by Merkur, spring and early summer are often the best times, as many families want to move during the summer holidays and before the new school year. Another factor is the better weather, which often helps with the presentation of the object. “When gardens are lush green in spring and summer, flowers are blooming and the light is ideal, houses tend to look more attractive,” says Merkur. Immobilienscout24 also recommends the warm months for selling a house. Since viewings often take place in the evening, the good lighting conditions could give the property a more beautiful appearance.
Prices depend on many factors
Although the time of year can play a role, other factors are significantly more important in determining the price of real estate. Basically, property prices depend on supply and demand, as LBS, the building society of savings banks, reports. However, this relationship is influenced by other factors such as the general economic situation, employment, interest rate policy, construction policy and legal regulations. Loan interest rates in particular influence demand, as most buyers have to take out a loan. Other factors such as population development, inflation, purchasing power and new building prices would also play a role. If you look at a specific location, the local economic, political, social and ecological developments, infrastructure and urban development requirements are also important. For an individual property, the location and condition, especially the energy-related renovation status, would primarily determine the price of the property.
