House prices in Drenthe have risen for the second quarter in a row. In the third quarter, prices rose by 3 percent and the average sales price was 361,000 euros.

Compared to the same quarter last year, there was a slight decrease of 1.6 percent, according to a report by the Dutch Association of Real Estate Agents (NVM). The differences within Drenthe are large. For example, in the municipality of De Wolden there was an increase of 11.2 percent, while in Westerveld there was a decrease of 14.8 percent.

The number of homes sold in the past quarter fell by 8 percent compared to earlier this year. Strong regional differences can also be seen here, as the municipality of Assen showed a decrease of 10.1 percent compared to the second quarter of last year. In De Wolden, on the other hand, significantly more houses were sold (59.7 percent).

The increase in the number of homes sold above the asking price is striking. 43 percent of the homes in Drenthe were purchased for more than the asking price, with the municipality of Assen being the outlier with 56.1 percent.

Although the available supply of homes in Drenthe increased by 9 percent in the past quarter, the market remains tight, according to the NVM. Their shortage indicator shows that there are the fewest houses available in Westerveld and Assen, most in De Wolden. There, the number of homes for sale increased by more than 50 percent to 65 homes. Nevertheless, the market remains tight.
