The average WOZ value of houses in Brabant will have risen to a record high in 2023. On average, the value of houses is 15 percent higher than last year, according to figures from Statistics Netherlands.
WOZ stands for Value of Immovable Property. It is the municipality’s estimate of the sales value of a house. The WOZ value is used to determine the property tax at the beginning of the year. Actual home sales prices have been falling for some time now. This will probably have an effect on next year’s WOZ values.
On 1 January of this year, a house in Brabant turned out to be worth an average of 370,000 euros. In 2022, that amount was 323,000 euros.
These are the municipalities with the highest average WOZ value:
- Vught: 499,000 euros
- Waalre: 492,000 euros
- Oisterwijk: 479,000 euros
- Nuenen: 471,000 euros
- Oirschot: 466,000 euros
- Sint-Michielsgestel: 461,000
- Son en Breugel: 459,000 euros
- Heeze-Leende: 458,000 euros
- Hilvarenbeek: 454,000 euros
- First: 448,000 euros
These are the municipalities with the lowest average WOZ value:
- Roosendaal: 292,000 euros
- Bergen op Zoom: 304,000 euros
- Helmond: 312,000 euros
- Tilburg: 314,000 euros
- Steenbergen: 327,000 euros
- Geertruidenberg: 328,000 euros
- Woensdrecht: 329,000 euros
- Moerdijk: 335,000 euros
- Halderberge: 339,000 euros
- Gilze-Rijen: 341,000 euros
The average WOZ value in Brabant has risen slightly less than the national increase of 16.4 percent. Striking are the WOZ values of three Brabant municipalities that have risen the least fast nationally:
- Baarle-Nassau: 361,000 euros (5 percent more than in 2022)
- Cranendonck: 359,000 euros (8 percent more than in 2022)
- Gilze-Rijen: 314,000 euros (9 percent more than in 2022)
Breda (382,000 euros, plus 13 percent) and Eindhoven (360,000 euros, plus 14 percent) had the lowest increase of the twenty largest municipalities in the Netherlands.
