Residential farm in province popular with Randstedeling

Of all the residential farms sold outside the Randstad, one in five received a new owner from the Randstad last year. As a result, the share of Randstad buyers in this market has increased by 3 percent compared to 2020.

In 2015, ‘only’ one in nine buyers of a residential farm came from the Randstad, according to a report on the real estate market (agricultural and national) by real estate association NVM. A farmhouse outside the Randstad finds a buyer from this region more often than other more common types of housing outside the Randstad, the association notes.

Just like regular homes, the demand for rural homes is huge, according to NVM. ‘In five years, the shortage for rural housing has become roughly six times stronger. As a result, the price of the average sold rural home rose by more than a ton of euros to 738,000 euros’, NVM writes.

The average price for agricultural land also increased further last year by 5.7 percent to more than 67,000 euros per hectare. In large parts of Drenthe, a hectare of land costs between 60,000 and 70,000 euros. In the west of our province, prices are below 60,000 euros. The most money is paid for land in the IJsselmeer polders. One hectare costs almost a ton there.

In 2021, fewer livestock farms changed hands nationwide than in 2020. The NVM brokers sold only 12 pig and 5 poultry farms, compared to 21 and 9 respectively in 2020. Dairy farms are still relatively popular; 74 companies changed ownership in 2021. At the same time, by the end of the year, the number of companies for sale fell below 100.

The companies sold, however, yielded more and more. The dairy farms were sold for an average price of 2.8 million euros, the highest price since 2015. According to NVM, the dairy farms sold are all relatively large. The average sales price in 2021 was 1.1 million euros for pig farms and 1.55 million euros for poultry farms.
