This eyesore in Zehlendorf’s heart is finally coming off

For many years, the neglected, grey, outdated block has been an eyesore in Zehlendorf’s heart. Now it is finally being demolished – and the historic center is being upgraded.

Excavators are tearing apart the ugly building complex, which – built in 1961 – was beautified again in 1992. Recently it was almost empty. Only one dentist did not want to move out of her practice and stuck to a rental contract that had been agreed until 2031. Now she is said to have accepted a severance payment.

The owner, Berlinhaus Verwaltung GmbH, is planning the construction of a modern commercial building in this exposed location on the village green, at the intersection of Clayallee and Berliner Strasse – based on the neighboring historic facades. The design comes from the renowned architects Tchoban & Voss.

The gem will house 2,000 square meters of retail space and 4,200 square meters of practice rooms with space for up to 14 disciplines. “We will build a really beautiful house with an appealing architecture, which with its mix of uses will become a strong attraction for everyone in the heart of the district and beyond,” says Sophie Timm from Berlinhaus to the BZ

Start of construction: mid-April. Completion: Summer 2024.

The sports and recreation center (SEZ), opened in 1981, was a prestige project of the GDR and popular with East Berliners with its ice rink and wave pool.  In 2003, the Senate sold the SEZ to the Leipzig entrepreneur Rainer Löhnitz for a symbolic euro.  He let it go to waste. ►Experimental laboratory of the Free University

The former GDR sports hotel and congress center (at the corner of Weißenseer Weg and Konrad-Wolf-Straße) was built as a model complex at the end of the 1970s.  After reunification, the buildings fell into disrepair.  In 2010, the Immonen Group acquired the 20,000 square meter site.  Ambitious plans such as the skyscraper project
