From October to December last year, 1,551 homes were sold in Drenthe by NVM real estate agents. This is mainly because more homes came onto the market, while interest remained high. House prices continued to rise unabated.
This growth in the number of sales can be explained. In the fourth quarter, 1,563 new homes were put up for sale, which is fifteen percent more than a year earlier. More supply provides more opportunities to buy, as the NVM explains, especially because homes in Drenthe still change hands quickly on average.
“It is good news that there is more supply on the market, although the choice for buyers remains limited because homes often sell within 27 days,” says Arvid Lange, chairman of NVM Drenthe. “Prices are still rising slightly and overbidding remains visible in many cases. Real relief will only come when new construction gets off the ground faster and procedures gain more speed.”
The average sales price last quarter was 435,000 euros. That is 3.7 percent higher than a year earlier. You pay the most for a house in the municipality of Tynaarlo, where an average of 588,800 euros is paid for a home. The least was paid on average in Emmen: 372,200 euros.
The price of semi-detached houses in particular rose by 8.9 percent compared to a year ago. Apartments were sold for less money. On average, more than 8 percent less was paid than in the same period in 2024. At the same time, the price per square meter for apartments actually increased. This means that smaller apartments were sold relatively more often in the past quarter, with a higher price per square meter.
Buying a home remains difficult, the real estate agents’ association concludes. The demand is so high and the supply so small that each buyer has on average fewer than two homes to choose from.
In addition, overbidding is still very common. Nearly 70 percent of the homes were sold above the asking price.
