– What is the central function of the administration area within a real estate agency?
Javier Petrini: Administration is the operational heart of the business. Our job is to ensure that each property under our management functions properly, is kept in good condition and generates the expected profitability for its owner. It is a comprehensive task: it combines legal, accounting, technical and human aspects.
– What does maintenance management entail?
JP: We periodically monitor the status of each property, detect needs and coordinate work with trusted suppliers. We also authorize budgets, control their execution and respond to claims or emergencies. Our goal is that the owner does not have to take care of anything and that the tenant lives in safe and adequate conditions.
– What is the accounting work like within the area?
JP: We manage the entire financial circuit: rent collection, settlements to owners – in cash or by transfer -, payment of suppliers, services and budget control. In addition, we supervise the management of debtors and the monitoring of interest for late payment. Transparency and accuracy are key.
– The legal part is usually one of the most sensitive points. How do they approach it?
JP: With great rigor. We draft, review and control rental contracts, renewals and terminations. We analyze guarantees and tenant profiles to ensure the legal and economic security of each operation. We also process registrations with organizations such as ARCA, UIF, AFIP or SRT, and manage mandatory insurance. If a conflict arises, we carry out the corresponding extrajudicial or judicial management.
– What other complex tasks are part of administration?
JP: We control the status of current contracts, their expirations and renewals; we supervise the personnel involved in each administration; we manage and update contracts in our internal system; and we take care of the settlement of salaries when there are personnel assigned to a property or consortium. We seek to ensure that everything works in an orderly and efficient manner.
