Whether you are looking for a social rental home or a house to buy; the housing market is very tight. This is also apparent when you look at the number of social rental homes. Dutch municipalities must have 30 percent of their homes available for social rent. That is a government requirement. According to a study by newspaper Fidelity two thirds of the municipalities do not meet this requirement “by a long way”.

What about Zoetermeer? Are there enough social housing units here, or is there a shortage?

What about social housing in Zoetermeer? Well, according to the survey, 33.6 percent of the homes in our city are for social housing. Zoetermeer therefore meets the requirements of the cabinet. If we compare neighboring municipalities, we see that Pijnacker-Nootdorp (17.7 percent), Lansingerland (18.8 percent) and Zoeterwoude (19.9 percent) do not do well. In contrast to these low percentages, the larger cities in our region score much better. The Hague (45.9 percent), Leiden (45.3 percent), Delft (51.7 percent) and Rotterdam (54.2 percent) have a much larger supply of social housing in their city.

What is covered by social rental housing?

Social rental housing is cheaper rental housing for people for whom it is not financially possible to rent in the free sector. The social housing units are usually owned by housing associations. The maximum rent for such a house, also called the rent limit, is 763.47 euros this year.

Not everyone qualifies for this type of housing. As a single person you are not allowed to earn more than 40,765 euros per year or 45,014 euros as a multi-person household.

Differences between municipalities

The differences between municipalities are large. For example, Groningen has the most social housing with 57 percent and the tiny Rozendaal in Gelderland has the least with 5 percent. According to the survey, 34 percent of all homes in the Netherlands fall into the social rental category.

The figures on which the research is based already date from December 31, 2019, but nationally, fewer and fewer social rental homes are being built.
