The NHG limit, the maximum amount for which a mortgage with NHG (National Mortgage Guarantee) can be taken out, will increase from €450,000 to €470,000 in 2026. The limit for a mortgage with additional energy-saving facilities is 6% higher and therefore amounts to € 498,200. The one-off premium for taking out a mortgage with NHG remains 0.4%. The new limit allows more home buyers to apply for an NHG mortgage. Minister Mona Keijzer of Housing and Spatial Planning reports this in a letter to the House of Representatives about affordable owner-occupied homes.

The NHG limit is redetermined annually. This is done according to an agreed method that takes into account the development of house prices. In 2025 the limit was €450,000.

NHG (National Mortgage Guarantee) offers home buyers a responsible mortgage. With an NHG mortgage they run fewer risks. For example, NHG offers a safety net for households that can no longer pay their mortgage due to personal circumstances, such as relationship termination or disability. In addition, in many cases buyers receive a discount on their mortgage interest.

One NHG limit for all housing types

From 2026, one NHG limit will apply to all types of homes. This means that the separate border for caravans and pitches will no longer apply. This ensures equal access to a mortgage with NHG, regardless of the type of home. Currently, the NHG limit for caravans is €172,000 and for pitches €61,000. In 2026, this will be €470,000 for the caravan and pitch together.

Affordability limit will be €420,000

The government wants to realize 100,000 homes per year as quickly as possible, two-thirds of which will be affordable. The limit for affordable owner-occupied homes is, just like last year, indexed according to the consumer price index (CPI). For 2026, the upper limit for affordable purchases will be € 420,000. In 2025 this was €405,000.

National Affordable Housing Fund

With support from the National Affordable Housing Fund (NFBK), developers can sell homes to starters for a price lower than the market value. In the first tranche of the fund, more than €11 million has been requested for the construction of 280 homes. This allows between 280 and 560 starters to buy their first home. These homes will be built during 2025 and 2026. The next tranche of the NFBK with an amount of € 29 million will start on October 20, 2025.
