5.5 percent maximum rent increase in the private sector from January 1, 2024 | News item

The permitted annual rent increase in the private sector is a maximum of 5.5% from 1 January 2024. That is 4.5% inflation + 1 percentage point. The permitted rent increase applies to homes in the private sector: independent homes, studios and apartments. The maximum also applies to moorings for houseboats. The final percentage by which regulated rents may increase from July 1, 2024 will be announced later in December.

Calculation percentage

In the free segment, the lowest percentage of wage development or inflation determines the maximum rent increase. Landlords may add 1% to the lowest percentage. Inflation (CPI) from December 2022 to December 2023 was 4.5%. The collective labor agreement wage development from December 2022 to December 2023 is 5.8%. That is why the lower inflation rate is used in 2024.

Proposal for extension of cap

The moment at which tenants in the private sector will notice the annual rent increase usually depends on the commencement date of their lease. The permitted rent increase of 5.5% applies from January 1, 2024 to May 1, 2024. The law regulating the cap will expire on May 1, 2024. Minister Hugo de Jonge is working on a proposal to protect tenants in the private sector against high rent increases after May 1. Tenants in the private sector will no longer be protected after 1 May 2024 without an extension of the maximum.
