From Monday, February 3, 2025, municipalities can again submit an application for the Flex and Transformance Homes (SFT) incentive scheme. The scheme has been adjusted: for the first time municipalities can use this scheme for optop projects. The counter remains open until the total amount is spent. This year that is more than € 77.8 million. And the contribution per home goes up to € 14,000. This gives municipalities a new incentive for the realization of flex and transformation homes.

The adjusted scheme went in consultation in December last. A number of adjustments have been made to better align the scheme with the needs of municipalities and corporations.

Also financed optop projects

In addition to flex and transformation homes, optop projects are now also eligible for financial support from the SFT. Just like transformation, Upoppen has a complicated preliminary phase because projects have to be fitted into an existing environment. This entails more coordination and implementation capacity. Also, just like the construction of flex homes a few years ago, updating is an innovative form of building that is not yet used on a large scale. With this regulation, the government encourages the further development of umbrella in housing.

Contribution almost doubled

Many reactions in the consultation round were about the contribution per home. This has now almost doubled, partly due to calculations by Aedes: from € 7,800 to € 14,000 per home. In addition, the period of 12 months before the start of construction appeared to be too short for many municipalities. In the new SFT, the condition is that construction starts within 1.5 years. Furthermore, the maximum amount to be granted per municipality will be canceled, so that municipalities are not hindered with a large housing assignment. Finally, the counter at RVO remains open until the full amount of € 77.8 million is spent. With this, Mona Keijzer, Minister of Housing and Spatial Planning, encourages municipalities to make maximum use of the scheme.

Who is the SFT intended for?

The scheme is intended for municipalities that want to develop more homes in a short time and thereby make a contribution to resolving the housing shortage. Flex and transformation homes, as well as houses realized by optop, are a good solution for this. The houses are often built in the factory so that home seekers are helped faster to a house. The SFT helps municipalities to finance these homes.
