Crisis? Which crisis? While ordinary Flemish people have doubts about a home loan, Belgian luxury real estate experienced an absolute record year in 2025. Never before have so many villas and penthouses worth at least one million euros changed hands. The magical milestone of 2,000 sales was exceeded for the first time. Who buys those million-dollar villas? What does the buyer get? And what are the hotspots? “If the home meets the desired lifestyle, a buyer can easily put 1,275,000 euros on the table,” says Bart Van Delm of Hillewaere Vastgoed.
