It is the largest and most exclusive penthouse that Eindhoven has ever known. It has recently been put up for sale. “You should quickly think of an amount approaching six million euros, depending on the level of finish you choose,” says real estate agent Pieter van Santvoort.
“This is unique for Eindhoven, unique for Brabant and also a bit unique for the Netherlands. You compare it with cities such as Dubai and New York. There it is very common to have large penthouses, but for Eindhoven it is one of a kind.”
The penthouse is also located in the center of Eindhoven, on the fifteenth floor. It has a living area of 600 square meters spread over two floors. On top of that there is a roof terrace of 250 square meters.
When the penthouse resident uses one of the elevators, it goes directly up or down. No one can then get in in between. An exclusive right. “Because of safety and a bit of privacy.”
Now everything still looks ‘bare’. This is deliberate because then the buyer can have it finished according to his own wishes. The enormous windows are striking. This allows you to look out over the entire city when you walk around. “We see the Philips Stadium here, the Evoluon. And if we walk in the other direction, we see the rest of the city. And if we become champions again, you can join the party from your own penthouse.”
You also have a 360-degree view of the city of Eindhoven on the enormous roof terrace. “There will be a very beautiful wooden deck on this elevation. You can place a jacuzzi on it. Or a nice long dining table where you can eat with friends.”
“It really is a villa at height. We know that this will not come to Eindhoven in the next ten years.” The real estate agent has already had viewings. “I’m not going to make any statements about who has and has not shown interest.”
And so it remains a guess whether it concerns, for example, a PSV footballer, an artist or a director of a large company. In any case, it is an exclusive pond in which he fishes. “There are more people who can’t afford it than who can afford it.”
This penthouse will be discussed regularly in the next ten years, broker Van Santvoort expects. “Because the resident will be controversial. ‘Look up there, so and so lives there. That will happen.
Why such an exclusive penthouse?
Project developer Mark Janssens of SDK Vastgoed: “In 2016, the municipality of Eindhoven held a competition for this location. Part of this was that it had to be a project for an inclusive society, including social rental. But we thought it was important that we also realized apartments on the other side of the spectrum. And therefore also an inclusive society for the higher segment.”
