NHG upper limit rises to 435,000 euros, affordability limit becomes 390,000 euros | News item

The National Mortgage Guarantee (NHG) contributes to responsible access to a mortgage and therefore to an owner-occupied home. With a mortgage with NHG, consumers run fewer risks on their mortgage and often benefit from a lower interest rate. It is determined annually up to which home value consumers can make use of this guarantee. The NHG limit for 2024 has been set at 435,000 euros, Minister Hugo de Jonge reported today in a letter to Parliament.

NHG offers a safety net for households that can no longer pay their mortgage payments due to circumstances such as job loss or divorce. NHG also facilitates home preservation and other solutions for possible mortgage payment problems. In addition, NHG is committed to making homes more sustainable and contributes to better processes in the mortgage chain. This means that NHG plays an important role in the mortgage market.

People can currently use NHG when they buy a home with a maximum value of 405,000 euros. As of January 1, 2024, this limit will be increased to 435,000 euros. For a mortgage where additional energy-saving facilities are co-financed, the NHG limit is 6% higher, namely 461,100 euros. This increase increases the reach of NHG and ensures that a mortgage with NHG remains accessible to many home buyers. The commission that must be paid when taking out a mortgage with NHG will remain 0.6% of the mortgage amount next year.

Affordability limit set at 390,000 euros

The government wants to realize 981,000 homes by 2030, two-thirds of which will be affordable. Until 2023, the NHG limit served as the benchmark for what was considered affordable owner-occupied housing. Due to the sharp increase in the NHG limit, it will be decoupled from the affordability limit from 2023. The current affordability limit of 355,000 euros in 2023 is indexed according to the consumer price index (CPI). For 2024, this means that the affordability limit will be set at 390,000 euros.
