Once again, several municipalities can use the benefits that the Environment and Planning Act will offer from 1 January 2024 for housing projects.

With the experiments allowed under the Crisis and Recovery Act, at least almost 10,000 homes and 200 flexible homes can be realized more quickly and easily. Minister De Jonge (Public Housing and Spatial Planning) announced the approved applications today in the Government Gazette published.

More flexible zoning plan

The municipalities of Epe, Hoeksche Waard, Meijerijstad and Zwolle can start working with the so-called zoning plan with an expanded scope for all area development within their territory. For the municipality of Zaanstad, this applies to a location in the central area.

The zoning plan with an expanded scope can be compared to the environmental plan introduced by the Environment and Planning Act. The environmental plan is flexible and provides more room for organic area development. All municipal rules for the physical living environment come together in the environmental plan. This ensures coordination and more customization.

In contrast to what is possible in the zoning plan, municipalities can devote attention to more themes. For example in the field of the environment, safety and health.

Time savings flex homes

In anticipation of the Environment and Planning Act, the Crisis and Recovery Act offers flexible homes the option of waiving an extensive preparation procedure when an environmental permit is granted. This saves time by at least 12 weeks. Applications – good for at least 193 flexible and transformation homes – have been approved for the municipalities of Altena, Amstelveen, Barendrecht and Veenendaal.
