The historic heart of the fortified city of Bergen op Zoom protrudes from the picturesque streets and shops. Local better known as the ‘square’. In addition to the Grote Markt, there are three streets that complete the square. One is the Kortemeestraat. There is a former chocolate shop with upstairs apartment for sale for 275,000 euros. “The 1900 building is certainly not a building in the thirteen category in a dozen,” says Erwin Schuurbiers, broker at Helmig Makelaardij in Halsteren.
The current owner bought the unique building in 2008. It has been renovated, made sustainable and has since been rented to, among others, managers of sandwich shops, start-ups or private initiatives.
The last tenant was a lady who lived above the store and ran a chocolate shop in the store with the associated sale of wines. “This tenant has moved to another region and has stopped her chocolate shop in Bergen op Zoom,” explains Schuurbiers. Over the years, according to him, many different products have been sold in the store.
Many companies in Kortemeestraat are run by local entrepreneurs. According to scouring beers with a diverse offer. Some do it full -time, others part -time. He calls the atmosphere between the entrepreneurs in the ‘square’ ‘unique’: “Where necessary, they help each other. A stylist on the other side heard that the building at Kortemeestraat 2 was for sale. She offered to give the shop window a new look. That’s how Bergen are.”

The building falls under a protected cityscape. That can be seen in the appearance. For example, the shop window is one of the tough caliber. “In one of the shop window names there is a bulging that leans on natural stone. You can slide the windows of the house upstairs. It looks cool and it fits with the appearance of the building. There is also a basement for the possible storage of goods under the building.”

The building on Kortemeestraat has two numbers: 2 and 2b. “That gives several options,” says the broker. “The building is now empty and may also be used as a house in its entirety. A one or double household can use it.”
But there are several options. “For example, a buyer may use the retail space to start a store, office or a practice at home. The buyer can also rent the retail space or other spaces in the house to others in order to have extra income.”


Sandenbiers expects the sale to be settled quickly. “There have already been several viewings and a few are planned in the coming weeks. That will be fine.”
