Bariloche adds a new real estate development pole with the arrival of Cerro Chico, a secure neighborhood located on the paved access route to the hill, in Villa Catedral, a few minutes from the most important ski center in Latin America and with privileged views of Lake Nahuel Huapi and Cerro Catedral.
The project, led by Estudio SEPRA and marketed by JPU Urruti, foresees 12 low-density lots for homes and cabins, and 5 medium-density lots for apartments and a 90-room hotel with commercial premises. In addition, it will have a 1.6 hectare recreation area, with a Club House, heated pool, paddle and soccer court, along with storage spaces for summer activities.
In this way, the project emerges as a response to the unmet demand for a modern development in Villa Catedral. Its infrastructure includes underground networks (electrical, data, gas) and perimeter security, guaranteeing tranquility and comfort in a natural environment.

A project of this magnitude has not been carried out for many years, and Cerro Chico is designed to meet the growing demand of end users, rental investors and developers, who value the scarcity of land and the possibility of staying so close to the lifts. The trust’s commitment is to complete the development of Cerro Chico by the end of 2028. Pre-sale is already open, projecting high demand both nationally and internationally, given the consolidation of Bariloche as a counter-season tourist destination for the northern hemisphere and the growing popularity of its summer activities.
