This is the conclusion of a research by brokerage association NVM, to which more than a quarter of the brokers in the Netherlands are affiliated. NVM brokers who sell a house is asked to register whether the transaction falls into the ‘starters’, ‘transferers’ or ‘internationals’ category. Under the latter category, NVM charges all buyers for whom Dutch is not the native language.

With one in five international buyers (20 percent), Amstelveen is at a lonely height. The municipality of Veldhoven is in second place with 14 percent. That municipality is under the smoke of Eindhoven, and is popular under expats because there are many highly educated staff of the high-tech company ASML lives there.

Entire region popular under expats

Thirdly, there is another municipality in the region: Ouder-Amstel, where 13 percent of buyers are different. Uithoorn (10 percent), Haarlemmermeer (9 percent) and Aalsmeer (7 percent) are also in the top 10. In Amsterdam (11 percent), one in nine homes are sold to expats, but the figures do not lie: Amstelland is the real Expat-Walhalla.
