Most households will be able to borrow a little more to purchase a home in 2026. Despite inflation, many households have more money left over for their mortgage. The Central Planning Bureau expects an income growth of 4.1%. The precise amount of additional borrowing space depends on income and varies per person. Minister Mona Keijzer of Housing and Spatial Planning (VRO) announced the changes today in a letter to Parliament, also on behalf of Minister Eelco Heinen of Finance.

Extra borrowing space for a very energy-efficient home decreases slightly
The additional borrowing space for purchasing a very energy-efficient home and for making your own home more sustainable into a very energy-efficient home will decrease slightly in 2026 for homes with an A+++ and A++++ label because the energy bill for these homes cannot be reduced much. Often the only way to reduce the energy bill of these homes is to purchase additional solar panels. Due to the upcoming abolition of the netting scheme and feed-in costs charged by energy suppliers, solar panels yield less than before.
From 2026, households can borrow an additional €25,000 (was: €30,000) and €40,000 (was €50,000) respectively to purchase a home with the A+++ or A++++ label. In addition, the extra €10,000 that a buyer of a home with label A+++ could borrow for sustainability will be scrapped.
The additional loan amount for sustainability for homes with energy labels G to A++ will be maintained. The energy bill for these homes can be reduced by making the home more sustainable, for example with insulation or a heat pump.
