Garbe Industrial can report its next significant leasing success: The real estate company rented almost 60,000 square meters of its logistics center in Salzgitter to Takko Fashion during the construction phase. From there, the fashion company will supply stores with goods as well as further promote its online business.

“The almost complete leasing before the completion of the new building shows that we have done everything right with the future-oriented approach to the project: Even in economically challenging times, it is worth investing in promising buildings if the location is attractive and the property is of high quality,” emphasizes Luisa Elfendahl, regional manager for the middle of project development at Garbe Industrial.

The location, quality and availability of the property were the decisive factor in signing the rental agreement. “In order to expand and consolidate our logistics capacities, we were looking for a contiguous hall area of ​​between 50,000 and 60,000 square meters,” says Timo Esleben, Director of Supply Chain & Logistics at Takko Fashion: “The new building in Salzgitter meets our requirements exactly. It will make a decisive contribution to consistently implementing our growth strategy.”

The real estate consulting company BNP Paribas Real Estate acted as an intermediary for the rental.

The property in Salzgitter-Heerte was built on a site of almost 200,000 square meters that Garbe Industrial acquired with BlackRock as a joint venture partner.

Gypsum fiber boards were manufactured on the site between 1971 and 2003. Garbe Industrial dismantled the production halls, recycled the demolition material, extensively renovated the floor and built two modern, different-sized logistics properties using sustainable construction methods on the area that had already been sealed but had been unused for years. The total area is around 71,000 square meters. The investment volume is around 80 million euros.

Takko rented the larger of the two properties. It has around 52,600 square meters of hall space and around 3,600 square meters of storage mezzanine. There are also 3,100 square meters for offices and social rooms. A special feature is a 4,000 square meter canopy for unloading trucks from the side. The smaller, independent hall unit with around 10,000 square meters of storage space and around 400 square meters of office and social space is still available. Trucks can be loaded and unloaded at eleven dock levellers and a ground-level sectional door.

The property south of the city triangle of Hanover, Wolfsburg and Braunschweig is only a few kilometers from the A 39. It connects the location to the north with Braunschweig and Wolfsburg as well as the A 2 Dortmund – Berlin, and to the south with the A 7 Hamburg – Ulm.

Both properties were built according to the BEG 40 energy efficiency standard. To generate renewable energy, the properties are prepared for the installation of a photovoltaic system. Garbe Industrial aims to have its new buildings certified according to the Gold Standard of the German Sustainable Building Council.
