A detached house in the middle of Kaatsheuvel, but without paying the top price. That makes the house at Vaartstraat 15 special. “You actually buy a detached house for the price of a semi-detached house,” says Chantal of AMB Makelaars.
According to Chantal, it is a house that stands out among the other homes in this price range. “With a detached house you often expect a large driveway or garage, but this house does not have that. Yet you really live here freely. You are not tied to the neighbors, you have your own land and enjoy plenty of privacy. That makes it unique in this price range.”
Warm and surprisingly spacious
The house dates from 1939. Although it looks modest from the outside, it is surprisingly spacious on the inside. “People often say during a viewing that it is bigger than they thought,” says Chantal. “Of course you’d like to hear that.”

The house has a living area of 141 square meters, has four bedrooms and is located on a plot of 225 square meters. The asking price is 489,500 euros. According to the real estate agent, the residents have furnished the house with great taste: “The living room radiates warmth. There is a beautiful wooden floor and at the rear is a bright garden room with underfloor heating and double garden doors. Truly a place where you can relax.”

According to her, significant investments have been made in sustainability and comfort in recent years. For example, seventeen solar panels have been installed, the central heating boiler was replaced in 2020 and the window frames have been renewed and fitted with HR++ glass. “They insulated the attic floor instead of the roof,” Chantal indicates. She calls it ‘a smart choice’: “This keeps the heat downstairs, where you really need it.”
The deep garden with canopy and stone shed completes the picture. “The residents spend a lot of time outside and in the garden room. It is a house that you can move into straight away.”

Dream to move to Belgium
“The residents dream of moving to Belgium in the long term,” the real estate agent continues. That is the reason the house is for sale. “Not necessarily for more land, but to live on one floor. They have a dog, so some extra outdoor space is a bonus.”
The house is located on the Loonse Vaart, a pleasant part of Kaatsheuvel. “It is a neighborhood where people know each other, but also give each other peace and quiet. You are close to everything: the Drunense Duinen, Waalwijk and the center of Kaatsheuvel. And you live far enough from the Efteling, so that visitors do not park in front of the door.”
