The average price for agricultural land continues to rise. In Drenthe you paid an average of 84,100 euros for a hectare last quarter, compared to 82,500 in the second quarter, an increase of 2 percent.

This is evident from figures from the Land Registry in collaboration with Wageningen Economic Research. However, the price is rising less rapidly than in previous quarters this year. At the beginning of 2025, the amount increased by almost 5 percent.

This concerns the average price of arable and grassland. Grassland is generally cheaper than arable land, because there are more options on arable land.

The price for a hectare of agricultural land has risen sharply in the past year. Compared to the third quarter of 2024, buyers now have to pay 10,000 euros more. That is an increase of more than 13 percent.

The significantly more expensive land is the result of increasing competition. More and more parties want to buy land. Defense, among others, is active in this market. In addition, agricultural land is turning into nature reserves and there is a need for solar meadows, wind turbines and new house construction.

Finally, farmers are also interested in additional land, because stricter rules will soon allow them to spread less manure on their land. By owning more hectares, they can dispose of more manure that they would otherwise have to dispose of.

According to agricultural broker Paul van ‘t Veer of Schelhaas Makelaardij from Hoogeveen, the market is not yet cooling down. “There is still a lot of demand for land,” he says. “Not only from dairy farming and arable farming, but also from the intensive sector such as poultry farming.”

The land price in Drenthe is still among the cheaper in the Netherlands. Only in Friesland is a hectare of land cheaper: more than 64,000 euros. The most expensive land is in Flevoland. There, buyers pay an average of 182,000 euros.

The average agricultural land price in the Netherlands amounted to 92,900 euros per hectare in the third quarter. That is 4 percent higher than in the second quarter.
