Drenthe is one of the provinces where house prices have risen the fastest. This is evident from the quarterly figures of the Royal Dutch Cooperative Association of Real Estate Agents and Appraisers (NVM).

The price increase of a home compared to last year was 7.3 percent in North Drenthe. In South-East Drenthe the increase was even higher at 8.9 percent.

Price increases that were 10 percent higher compared to a year earlier mainly occurred in the west of the Netherlands. This quarter is different: the increase is highest in the Randstad, in Rijnmond by 6 percent. In the Greater Amsterdam region, houses even became 0.6 percent cheaper.

The largest increase can be seen in the northern provinces and Zeeland. The absolute leader is Delfzijl and the surrounding area in Groningen, where homes increased by an average of 12.2 percent compared to last year. In Zeeuws-Vlaanderen the increase of 11.2 percent was also above average.

The fact that house prices in Drenthe are rising so much more than the rest of the Netherlands is due to several factors. Spokesperson for NVM Drenthe, Wim Stuursma explains: “Many rental properties are currently being offered for sale, because investors see that renting out a house has become less profitable. These houses that are coming onto the market are of a lower quality than the same type of houses that were not previously rental properties and are therefore sold for a lower amount.”

Stuursma says that this causes house prices in cities to drop, because there are more rental properties there. Since Drenthe is less urbanized than other Dutch provinces, you do not see this phenomenon as strongly here.

“In addition, Drenthe has a relatively large countryside with many detached houses,” says Stuursma. “These house prices are generally higher and are still rising. As a result, they increase the average house price in Drenthe.”
