Aldi has once again set his sights at the location on Noordbargerstraat in Emmen. There have been plans for this for years. As an alternative, the supermarket chain had offered the construction of a supermarket in the Delftlanden district earlier this year. After this reverse, the group once again set itself on their original plan. There may also be a supermarket at the Noordeind in the Emmermeer district.
Since 2019, the Aldi is aiming at a branch along the southern edge of the center. First on Wilhelminastraat and in recent years on Noordbargerstraat. At the potential location there is currently a building with a liquor store, a pet shop and a veterinarian.
This building, together with an adjacent bicycle shop, should neighborhood for the construction of a new store with an area of 2,000 square meters. The plans of entrepreneurs and local residents arose at the time, after which they seemed to be gone.
In recent months there have been conversations between the municipality and Aldi. The supermarket wants a new zoning plan change to be started for Noordbargerstraat. Alderman Albert Jan Jakobs indicated that this was not possible. The procedure started at the time had since expired, the objections submitted at that time were not refuted and the research results carried out are outdated.
Aldi then started tinkering and came up with a fairly complicated plan. The supermarket suggested realizing a temporary store at the second roundabout at the Delftlanden. It is a temporary store for the duration of five to ten years. “This enables the municipality to further develop the plans for the Delftlanden, but to offer the residents a good facility,” the Aldi writes in an email to the municipality.
Their purchase would be useful for this in 2022. In that year, the supermarket bought a number of buildings on the Noordeind and the Flintstraat in the Emmermeer district for 1.6 million euros.
It is a gym, a fireplace store and a car wash, together accounting for almost 4,000 square meters. A supermarket destination was recently requested for this location. The idea was to transfer the destination of this location to the location in the Delftlanden.
It is a method that supermarkets use more often, because supermarket meters are scarce. The real estate at the Noordeind would then be eligible for housing development. “With a store in the Delft countries we filled in our white spot on the south side. What makes Noordbargerstraat superfluous. We can then end that procedure,” the Aldi write in the previously cited mail exchange.
A win-win-win situation: Residents Delftlanden happy with a supermarket, the municipality happy with the redevelopment of the Noordeind and the end of the Noordbargerstraat location) and the Aldi happy because of their desired store on the south side of Emmen.
In the end it ran Spaak and his supermarket and municipality did not come out at the location. The municipality has a piece of land for a supermarket on offer in the heart of the Delftlanden. But the Aldi doesn’t like it. On which Aldi is once again used on plan A: the Noordbargerstraat.
Real estate manager Justin Tans of the Aldi says that on box 1 is starting again with the Noordbargerstraat. “We’re going to see if we can adjust the plan in this way to remove the earlier objections. You can think of a smaller store with room for the current things at this location. But we may also opt for a supermarket.”
In recent years, an alternative location has been looked around, including the Delftlanden. But as said, nothing concrete came from that. Hence the choice to bet on plan A.
Regarding the purchased real estate on the Noordeind: in addition to housing development, the real estate manager does not exclude a supermarket at that location. “Or a combination of the two. For us it is a logical place. Near the N391, one of the main access roads towards Emmen.” He emphasizes that there is no concrete proposal yet. “It can still go in all directions.” The current tenants at the Noordeind can remain there for the time being.
The Municipality of Emmen confirms the state of affairs and expects to be able to respond to the requested change to the zoning plan at the end of May.
