The tenants of the tax flat in Emmen do not receive screens or awnings for their windows. The residents received a message from the landlord about this.

Last year, property owner Saxum and Firmum made the promise to place it after heat complaints during hot days. That is now being returned. The costs and size of the project are stated as a reason.

“We understand that this can be a disappointment,” the message says. “Especially since expectations have been raised earlier.” The owners apologize for the inconvenience. It is also promised that ‘other solutions are being sought’ to improve living comfort.

The former tax flat was delivered at the beginning of 2023 after a thorough renovation. The former office space was transformed into an apartment complex with 82 rental properties.

In the summer of 2023, a large proportion of the tenants complain about the rising heat in the apartments on hot days. Although the flats are equipped with heat -resistant glass, the temperatures can rise to over 30 degrees.

Refind, building manager and landlord on behalf of the property owners were knocked. When concrete action was not forthcoming, residents Rob Brands and Bernard Hoevers decided to launch a signature campaign. That resulted in a total of 59 scribbles.

Developer Jorgen Kruit van Saxum and Firmum promised to place 50 screens on the south and west side of the flat in April last year. The costs were borne by the property owner. The screens would be placed no later than 2024 or early this year.

In September Kruit reports that an agreement has since been signed with the company that supplies the screens. A schedule is also being worked on. Recent inquiries about the progress shows that Kruit has nothing left with the tax flat. “I sold my share in the living area to an external party,” he reports.

He still owns the catering space on the ground floor. As a reason for sale, he indicates that he wanted to optimize his order portfolio. “

He did not want to comment on the question about the screens. He refers to his partner Leon Peters at Saxum and Firmum for this. He is partly the owner of the flat. Peters was asked for a response earlier this week, but it was not forthcoming. Shortly thereafter, the news item about non -posting of the screens was distributed.

Resident Rob Brands has tried in the past period to legally encourage the owners to place the screens. A slightly different picture emerges from that legal correspondence between the lawyers.

According to the property of the property owners, there would be no question of a heat deficiency in his and also however his apartment. This is only possible if the temperature within a house exceeds 26.5 degrees for 300 hours. That observation would not be substantiated and, according to the counselor, it will remain with a subjective experience.

But the screens in the end do not come because of the result of the vote in the Owners’ Association (VVE) of the tax flat. In addition, missing a subsidy for purchasing the screens is mentioned as a reason.

“A subsidy for a commercial party? That is not possible at all,” said a surprised Brands. “Only government buildings get that.” According to him, it is all very frustrating. “Partly due to the commitments. And now they pull the plug a year later.”

Brands is therefore planning to go to court. “The VvE can say no, but that does not solve the problem.” Brands is alone. Other residents do not join. “They don’t want to participate or they think it’s too expensive. Well, then I’ll do it myself.”

Bernard Hoevers reacts disappointed to the decision. “In my eyes, things are too late and too little picked up. They make a promise to get rid of it, but it has all been a nice story that is not right at all.”

According to Hoevers, the flat is struggling with the heat problems with other defects. But he decided to give up. At the end of last year he decided to move to the Angelslo district. “I was tired of it.”
